Capability Statement for Recovery Work from Superstorm Sandy

Future Home Technology’s objective is to assist federal, state and municipal agencies in providing temporary and replacement housing for the victims of Superstorm Sandy.

 

Future Home Technology, Inc (FHT) has been the leading manufacturer of custom-designed single and multifamily modular homes since 1989 in the NY tri-state area. Whereby we design, engineer and build residential structures from concept to a finished home. We are a vertically integrated wood-framed modular manufacturer.  We design according to applicable local building codes, issue complete “permit” plans for approval, construct and assemble on-site wood modular and panelized structures for the creation of individual freestanding homes or multifamily/multilevel apartment units. FHT is the “one-stop shop” and a complete solution to efficiently and expeditiously provide quality housing for the displaced from this latest natural catastrophe. We employ more than 80 skilled technicians in our state-of-the-art 110,000 square foot facility located in Port Jervis, NY at the confluence of NY, NJ and PA.

 

In light of Superstorm Sandy and for the specific purpose of providing temporary housing, FHT has designed efficient single and multifamily units that can be manufactured economically and at scale; the units could receive certificate of occupancy and be occupied within two to three weeks from order release.  We can ramp-up volume and sustain high tempo of production and on-site installation based on demand.

 

We have developed preliminary multifamily designs which include one to three bedroom units from 720 SF to about 1,400 SF, respectively for temporary housing.  Similarly we have developed single family homes, varying by design and ranging from 900 SF to 3,800 SF and based upon housing needs. Budget pricing for temporary housing of $65/SF includes completely constructed units, delivery, set/assembly, sales tax and on-site utility connections for certificate of occupancy. (Budget price does not include site work, foundation, excavation, permit fees, or site utilities.)

 

Our manufacturing facility is located in Port Jervis, NY, along the Delaware River, less than two miles from Interstate I-84. We efficiently receive raw material, have access to ample skilled labor, can transport our modular products from Maine to Maryland and can complete installation within the same day of departure.  Over the last 23 years we have produced more than 6,000 homes and have done so by operating successfully and profitably.

Your home plans will consist initially of detailed floor plans and home elevations and we will work with you (revisions) until your dream home design is completed. Once the final engineering is approved, our plans are then stamp by a third party that provides an independent review of the design, structural calculations and state codes that have already been incorporated in your home plans.
The stamp plans have many different types of design and engineering information such as detailed floor layouts, electric, heat calculations, structural and other required information for you to pull permits and ultimately receive final certificate of occupancy.

Future Home Technology, Inc. and Energy Star

  • R-21 insulation in the walls; R-38 insulation in the ceilings; standards in FHT building specifications for high end energy savings relating to heating and cooling.
  • Bath fan with auto timer; 100 CFM Fan/Light combination for constant air flow. Standard with our building specifications.
  • Energy star lighting fixtures can be obtained as an option; Fixtures with special energy efficient bulbs (pin type).
  • FHT caulking at plates and panel intersections for air leakage makes the home energy star air-tight. Currently, FHT caulks around receptacles, switches, windows, doors, and light fixture boxes.
  • Ultimately, our modular homes are energy star compliant providing the builder adheres to local energy star requirements at the job site. Also, when ordering a home that is expected to obtain federal and state energy credits, energy compliance must be indicated to FHT upfront so your inspector can review our energy building processes in our plant.
Using FHT Green products and Leed certification:
  • FHT use of R-21 and R-38 insulation in our walls and ceilings are formaldehyde free Green products.
  • FHT use of Andersen windows and sliding glass doors are Green products.
  • FHT uses of Merillat kitchen and bathroom cabinetry are Green products.
  • FHT use of Shaw carpets are Green products.
  • FHT is currently reviewing changing our paint to a Green product with Low VOC.
  • Certain wood components can be purchased as options that are Green products such as Fingerjoint or MDF mouldings.  In addition, FHT offers “FSC” lumber for Green use.

(See New York Times September 13, 2009 Designed, Delivered and Sealed; this was our home featured in the article. Needless to say, going very Green is quite expensive as it relates to the purchase of certain wood products. That said, FHT is committed to using Green products that meet your customer requirements. Q) Does FHT have model homes? Does FHT offer plant tours?
A) FHT has two high end models that can be viewed; one is a large colonial of approximately 2,800 square feet and the other is a ranch model of approximately 1,800 square feet. These models are finished and offer many options and unique home design. See our model banner for more information. Also, FHT can provide a tour of our 100,000 square foot construction facility. Our normal hours are 8:00 to 5:00 pm Monday -Friday; we certainly welcome you to visit our facility in Port Jervis, N.Y. 
Q) How long does it take to build a FHT home?
A) Typically, the design and engineering process will take from 2-4 weeks including stamp plans from a third party and permits issued to build your home.  Once the home is order, FHT will normally source your custom home materials within 2-3 weeks and then your home begins to be constructed in our production facility where this building process will be completed in 2 weeks including delivery and set at your site. Thereafter, in 4-6 weeks the home owner should be able to occupy their dream home.  Based on this typical time frame, 10 -15 weeks and your dream home should be available for your dwelling occupancy.
Q) What is FHT service and sales area?
A) FHT builds in Connecticut, New York, New Jersey, Pennsylvania, Massachusetts, Vermont, New Hampshire and Rhode Island.
Q) May I design my own home instead of using standard floor plans?
A) FHT builds most homes that are customized to the home owner building requirements. Please see the hundred of designs on our web site and remember that these are only ideas and we will readily  work with you to customize your dream home.
Q) Do FHT homes meet standard building codes?
A) FHT meets or exceeds all standard building codes in the state the home will be delivered to the site. As an additional quality check, an independent party inspects all of the homes built by us in our construction facility. In addition, FHT has state systems approvals in a construction industry (modular or panelized system built) that is highly regulated compared to homes built on site (stick built).
Q) Are modular homes built different from site built (stick) homes?
A) FHT use of high building specifications and name products are just one advantage to our homes; design and engineering capabilities is another major advantage.  Obviously, we have built over 6,000 homes successfully and building in our in house environmentally controlled construction facility with proved construction, engineering and craftsmen will provide a high quality home.  In addition, our homes are built with many construction techniques that cannot be duplicated out in the field; structurally our homes are well built and we are able to focus on the fine construction details with quality assurance built into your home. QUALITY ASSURANCE

QUALITY ASSURANCE


Quality assurance at Future Home Technology involves everyone.

All employees from production to management are empowered to make suggestions and decisions for improving our distinction of quality and raising our awareness levels.

Future Home Technology's Quality Assurance Department inspects structural code requirements as well as aesthetic detail. "Treat each home we build as if it were our own."

Beginning with the concept stages of development, FHT's Sales and Engineering Departments design your home based on specific code requirements for the state of destination. Working closely with the builder, the process is outlined in accordance with FHT's approved design systems. A "Third Party" inspection agency retained by FHT reviews the design plans as well as the actual modules while in production for code conformance. FHT's QA personnel also inspect all phases of construction including testing of raw materials used in the construction of your home. Any material not conforming to our strict guidelines is removed from production and tagged as unusable. Unlike site built homes that are subject to inclement weather conditions and seasonal changes all construction is done indoors at FHT.


FHT's Production Supervisors and Group Leaders are responsible for a final inspection of work completed, and components installed by their respective departments. These inspections are documented as approved and then reviewed by QA inspectors who must concur before the next stage of the construction process begins.

All homes are cleaned and a final aesthetic inspection is completed before leaving the factory to ensure a defect-free home will be delivered to the builder. At this point, the QA personnel review the inspection documents and complete a final review to assure any discrepancies noted have been rectified.

Upon conclusion of all work, approval seals assigned by the third party agency as well as the code enforcement divisions of the state of destination are affixed to the homes. These seals provide local code enforcement officials, as well as the builder and homeowner with assurance that a home built by FHT meets or exceeds prevailing code requirements.
