Large custom modualar Ranch being built in our Future Home Technology construction facility

A very large custom modular ranch that will be delivered to Sullivan County, Monticello, NY is currently being manufactured by Future Home Technology.

This high end ranch consists of approximately 2,200 square feet with a basement that also will be finished along with a two car garage. The custom modular ranch has 3 bedrooms, and 2 baths with a bi-level entrance. There is a large living and formal dining rooms, and a custom kitchen. Also, the 3 bedrooms are very large and in the master bedroom there is a vaulted ceiling. Other custom modular designs included in this home are walk in closets, and cubbys; also high end tilt and large Anderson windows.

Dear FHT Builder,

FHT continues to build our high quality custom modular homes for our builders and their retail customers. We currently are six weeks ahead of production in 2011 compared to 2010. Our positive business relationships with our trusted builders are imperative to both our home building Success! The following economic assumptions may be helpful to your home building operations:

The overall housing economy has stabilized and is at the bottom of its economic cycle; we still belief all potential home deals need to be negotiated aggressively with the retail home buyer.

Interest rates will remain low in 2011; but may tweak up a full percentage point higher from the low rates that were available in late 2010 (mid 4.5% in 2011).

The overall housing inventory measured at almost a year will continue to move lower in 2011; a positive sign for housing. The foreclosures in our housing market are beginning to slow down dramatically.

Home prices have stabilized in 2009/ 2010 and may move up slightly in 2011; this is a favorable trend projection that will help our industry and margins and this year will be perceived as an excellent time to buy a new home.

Owning a home in certain markets along with the itemized tax deductions (interest and real estate tax benefit) has created further disposable income for a home owner compared to renting. In many areas, housing costs have become very affordable and less expensive than renting compared to the past 20 years of on going higher costs of home ownership.

Overall, new homes being constructed by FHT are slightly smaller and the retail customers are on budgets. However, retail customers that are willing to pay for FHT engineering costs along with mortgage application fees are usually well informed of what they need to accomplish for closure on their new home.  Therefore, new home owners are moving ahead with buying their homes; whereas bank mortgage commitments remain stringent for only qualified buyers who have positive credit ratings and equity down payments. Customers remain committed to buying their new homes with customized design and options compared to buying an existing older home.

Expect our nation’s gross national product to continue growing 4-5% in 2011; higher than recent 3rd and 4th quarter 2010 actual results; unemployment will remain high, however there will be positive job hiring in 2011 lowering unemployment. For the people who are currently employed, their overall job security and consumer confidence will improve in 2011; these workers have provided substantial success to their current Company’s earnings.

Expect the stock market to show gains in 2011; this bodes well for investors needing their savings as equity for a home purchase. Also, personal savings will remain high in 2011 at almost 4% compared to less than 1% during strong economic growth years. Debt repayments will continue as consumers remain cautious of the economy and not desiring to be over extended (2009 and 2010 may have been the first year this reverse trend has occurred in over 20 years). Consumer confidence will continue improving and personal spending will help move our economy forward.

Ultimately, our builders must continue to sell and market FHT modular homes and with our FHT sales representative assistance, close the home deals that will benefit our partnership. FHT is committed to building our modular homes at the highest quality and service excellence and offering modular products that have value. We remain steadfast with providing affordable pricing to our builders but expect small increases in pricing since supplier inventory is limited and their material costs have begun to move up. Furthermore, FHT will communicate next month about additional value added items in our homes for 2011.

I certainly believe the housing storm is behind us; working together as a team, and our perseverance of selling, marketing and building quality homes will remain bright for our future business.

Q)    How long has Future Home Technology, Inc. (“FHT”) been building homes?

A)    FHT has been engineering and building high quality custom design single family homes for over fifteen years. During this period, FHT has custom designed, engineered, and built over 4,300 single family homes.


Q)    How do I purchase a home from FHT?

A)    FHT sells its homes to qualified builders; many of our relationships with builders date back to the inception of our business. FHT will refer retail inquiries to the builder in the area you are planning to build a Future Home. FHT does not sell to retail customers; again, we only sell to qualified builders.

Q)    Does FHT Have model homes? Does FHT offer plant tours?

A)    FHT has two models set up on our facility for viewing during our normal business hours. The colonial is a three thousand square foot home that has four bedrooms, three bathrooms, kitchen, living and dining room. The ranch has three bedrooms, two bathrooms, kitchen, breakfast nook, living and dining rooms; seventeen hundred square foot home. Both homes are completed with many standard amenities,  product upgrades and options that our Company offers to our builders. Plant tours are available to qualified builders of FHT only.


Q)    We are considering purchasing a home from FHT. How may we receive additional information about FHT homes?

A)    To receive additional information on our product, fill out the appropriate questionnaire on our website. When we receive this information, we will send the requested information by return mail inclusive of referring you to one of our builders.




Q)    How long does it take to build a FHT home?

A)    Once a home is customized, engineered, and the builder’s order is complete with all the specifications and options chosen for the home, FHT’s purchasing department will order the necessary products from our quality vendors (see our vendor links/products we offer) which is generally available within three weeks. The home is built in a one hundred thousand square foot production facility equipped with the latest building equipment and technology. FHT employs approximately one hundred craftsmen; homes are built in six to eight days.


Q)    What is FHT’s service and sales area?

A)    The service and sales area of FHT covers the major portion of the northeast ranging from the southern part of Maine to Maryland. These areas include: New York, Pennsylvania, New Jersey, Connecticut, Rhode Island, Vermont, Maryland, Maine, Massachusetts, New Hampshire, and Delaware.


Q)    May I design my own home instead of using a standard floor plan?

A)    FHT builds most homes for its builders from customized floor plans. Please see the hundreds of custom designed floor plans that can be found on our website.


Q)    Do FHT’s homes meet standard building codes?


A)    FHT meets or exceeds all standard building codes in the state that the home will be built in. As an additional quality check, a third party firm inspects all of the homes built by us. In addition, FHT has state systems approvals in a construction industry (modular/system built) that is highly regulated compared to homes built on site (Stick built).

Q)    Are modular homes built different from site built homes?

A)    Factory built homes (modular/system built) are similar and also different than site built homes. Factory built homes are built in an enclosed environment that facilitates the following; Quality, raw materials and products stored in house, technology, crane systems, jigs, state of the art equipment, improved structure, and craftsmen employed for long term tenure.
